What is needed in order to buy?

In order to purchase, we need the following:

  • A current mortgage pre-approval from a top tier bank or credit union.
  • Current photo id (Ontario driver’s license, Canadian passport)
  • The total deposit is $100,000

    to be paid as follows:

  1. $20,000 with agreement (by bank draft)
  2. $20,000 in 30 days
  3. $20,000 in 60 days
  4. $20,000 in 120 days
  5. $10,000 in 180 days
  6. $10,000 in 210 days
  • Note: Bank draft and post-dated cheques are to be written to STERLING HOMES (WESTBURY RD) INC.

Will your client have time after purchasing to have the agreement reviewed by a lawyer or get a mortgage approval?

The homes at Sterling Estates are being sold FIRM. This means that once your client signs the agreement it is not conditional. We have provided a full copy of the agreement of purchase and sale for your client to send to their lawyer to review on before signing it. The sales representative can be asked for a referral to an accredited financial organization if needed. Your client must be comfortable at the time of purchase that they will be able to close on the home.

When are the homes expected to be ready to move in?

We are targeting having the homes ready for fall, 2022. Before your client knows it, they will be in their new home!

Do I need a mortgage approval to purchase?

Prior to signing the agreement of purchase and sale, we require proof of a mortgage pre-approval.

What is the deposit for these homes?

The total deposit is $100,000 to be paid as follows:

  1. $20,000 with agreement (by bank draft)
  2. $20,000 in 30 days
  3. $20,000 in 60 days
  4. $20,000 in 120 days
  5. $10,000 in 180 days
  6. $10,000 in 210 days

Bank draft and all post-dated cheques to be delivered to the sales office before the agreement is signed electronically. Otherwise, all cheques and bank draft need to be delivered at time of in-person sales appointment. Bank draft and cheques are to be written to STERLING HOMES (WESTBURY RD) INC.

Is it necessary to come in person to purchase a home?

No, we are fully equipped to ensure your client’s new home buying experience is as comfortable as possible virtually. They do not need to come in person. They will only need to drop off cheques in person based on a pre-scheduled appointment with our sales representative. If they wish to have an in-person appointment, then COVID safety protocols will need to be followed.

Safety procedures

Please note, for in-person cheque drop offs or appointments, all visitors must complete our COVID-19 questionnaire prior to entry to their pre-booked appointment. Face masks fully covering nose and mouth are required to be worn at all times within the sales office. Please sanitize hands at our sanitization station upon entry and follow social distancing guidelines.

Do you have a model home I can walk through?

No, we do not have a model home. We have a sales centre for in-person appointments.
